The Pre-Deposit Check

One paid examination of one property decision, done before the deposit. Every claim in the file is traced to a source, every gap is marked, and you receive one posture — Verify, Investigate, or Hold — with the questions that would settle it.

Every check marks what we could not establish, with a note of where we looked. If the evidence floor cannot be reached, we decline and refund — before the work, not after.

The frame is cost against risk. A cross-border deposit is a large sum handed over on little evidence, and most of it does not come back. The check prices the act of testing that evidence: OMR 45 to protect a deposit measured in tens of thousands of Omani rials — a fixed fee, stated below, against the sum you are about to make irreversible.

How a check runs

Reserve a seat and send the file you have: contract draft, brochure, payment instructions, anything you were given.

We review scope first. If your case is outside our evidence reach, you hear that plainly and pay nothing for the check.

The examination runs on documents and named sources. You receive the artifact in writing; nothing is softened in a call.

What it is not

It does not say buy or don’t buy, and it never will.

It is not legal or financial advice; where you need counsel, the artifact says so.

It is not a valuation, a forecast of prices or returns, or a ranking of projects.

What a posture looks like

Investigate

Investigate. The escrow account named in the payment instructions exists, but no document ties your unit’s payments to it. One bank letter would settle this. Ask for it before any transfer.

Three postures exist: Verify, Investigate, Hold. There is no fourth called buy.

You do not have to decide today

A deposit rarely has to move as fast as the seller’s calendar says. Before reserving anything — here included — three questions are worth an evening:

  • What exactly happens to the money in the first hour after I transfer it?
  • Which of the claims that convinced me has a source I could show a lawyer?
  • If I waited two weeks, what would I actually lose — and who says so?

There is no countdown on this page, and there never will be. Nothing here expires tonight.
